Learn how to apply for Section 8 and low income housing
Most housing authorities will post their Section 8 housing application online when they are accepting applications. In the past, housing authorities have been overwhelmed with applicants. Some of them would even sleep outside the night before to be first in line. Know that it is a common practice for housing authorities to use a lottery system. This system makes it fair to all applicants because it does not matter what order they applied in.

The Online Packet can also be used to learn about lesser known government rental assistance programs and how to apply for section 8. The section 8 program produces renters in every state that need available apartments. One can learn how to apply for Section 8 and find links to available applications in the Online Packet. Applications however are always free at any housing authority when a section 8 waiting list is open. Some housing authorities will want the potential section 8 landlord to have a voucher holder already interested in renting from them. Landlords are able to list as many properties that they have in Housing List blog which is included in the Online Packet. Tenants also register with this blog to find or be found by landlords that can accept their vouchers. The housing list is unique only to Section8programs.com. Tenants can post information about themselves to be referenced by section 8 landlords. This tool serves as a type of match making vehicle for both parties that have very specific needs.
Links are provided to housing authorities that are currently accepting applications for section 8 or any type of government rental assistance. A public housing or section 8 application is always free at your local housing authority when they are accepting applications and find a section 8 application form online. The difficulty, however, is finding one that is. Housing authorities do not necessarily network. Usually no additional information is given to potential applicants as to what other housing authorities in that state are accepting applications and allowing applicants to apply.
Housing Authorities use the funds allocated by HUD to run their Section 8 and Public housing programs. A low income housing application is derived this way, from your local housing authority. The main goal of the (voucher program) is to help families become self-sufficient by integrating them into the surrounding community,” the website says. “Through (the voucher program) families pay their portion of the rent and Housing pays the difference between the fair market rent and the family's rental amount. Housing subsidized by the (housing authority) must meet HUD Housing Quality Standards (HQS) for safety and sanitation as well as city code. Unit rents approved for the program must be determined to fall within the range considered to be Fair Market Rents, as determined by (the housing authority). The section 8 voucher program can be used in single-family housing units, apartment complexes, duplexes, etc.” This is regarding a HUD application, which is really a Section 8 application.
Participating property owners may screen and select tenants. The housing authority posts information about available properties, but tenants are responsible for finding their own housing. (Assistance is available to elderly and handicapped people.)
Eligible families in the voucher program also might use their rental assistance toward purchasing a home through the Housing Choice Voucher Homeownership Program.
A Section 8 application can be very difficult to find when someone wants to apply for section 8 because housing authorities have to close their section 8 waiting list from time to time due to so many applicants. The Department of Housing and Urban Development (HUD) supports PHAs, and your local PHA will help you apply for Section 8 housing when applications are being accepted. Applications are always free.
Under a tenant-based voucher, a tenant gets a voucher and can move into a unit with financial assistance. If that tenant chooses to move to another unit, the voucher carries over to the next unit, offering continued assistance to the tenant wherever they decide to live.
Does a landlord have to fill out a Section 8 application too?
The Section 8 landlord actually completes the Housing Assistance Payment Contract with the Housing Authority.
A Section 8 landlord is simply an independent landlord that has had the necessary inspections required by the housing authority in order to accept the Section 8 Housing Choice Voucher (inspections are free). Some housing authorities will want you to have a voucher holder (someone on section 8) already interested in renting from you.
What are the steps to become a Section 8 landlord?
